Rental Application Tips
Want to stand the best chance of getting your rental application approved? Here are a handful of tips and suggestions that have helped tenants succeed over the years:
- Complete the Application: This may seem a bit obvious at first, but you’d be surprised how many would-be tenants submit incomplete applications, leaving out critical data points that are essential to the approval process. Plus, if you leave lines blank or questions unanswered (even if you think the information is unimportant), it will inevitably raise red flags in the leasing agent’s mind. What might the applicant be trying to hide? Poor credit scores or low income? Even if you struggle with these issues, it’s better to be forthright about them and be given the benefit of the doubt rather than be seen as trying to hide them. A foundation of trust is essential in any renting relationship.
- Cheque Please!: While viewing a property doesn’t cost anything in itself, it’s helpful to provide the security deposit immediately in the form of a ready-for-deposit cheque. That way, if your application is approved, you can be locked into place more efficiently. Leasing agents always appreciate it when you give them one less thing to track down during the application process. So bring your chequebook.
- Official ID: When submitting a rental application, whether during an open house or otherwise, you’ll want two government-issued IDs on hand (driver’s license, passport, etc.) in order to prove you are who you say you are.
